Builder Floor vs Apartment in Delhi: Which Suits Your Family?

· 4 min read

Choose a builder floor if you want privacy, low maintenance and a bigger share of land. Choose an apartment in a large society if you want a gym, a clubhouse and gated security. Many Delhi families land somewhere in between, in a small building with a lift and a limited number of homes.

What is a builder floor?

A builder floor is one floor, or one unit on a floor, in a low-rise building on a single plot. Buildings usually have three to five floors, and each floor is sold as a separate home.

Buyers also get a proportionate share of the land under the building. In a small building, that share is larger per home than in a big complex.

What is an apartment?

An apartment sits in a larger building or a group of towers, often with a residents' association. You share the land with many more families, and you usually share amenities as well.

Questions to ask yourself

  1. How many people will live in the home? A family with children or elders often values a lift, lower floors and a quiet building.
  2. Do you want to pay for amenities you may not use? Society maintenance covers them whether you use them or not.
  3. How important is parking? Ask exactly how many spaces each home gets, and where.
  4. Is the location more important than the amenities? Daily travel to work, school and hospitals often matters more than a clubhouse.
  5. How long will you stay? A longer stay makes land share and build quality matter more.

Where a small lift building fits

A modern building with a branded lift, common parking, a terrace garden and only a few homes per floor gives you most of the comfort of an apartment with the privacy of a builder floor. That is the idea behind projects like Neeri Construction's at Aaya Nagar.

Check these either way

  • The approved building plan and the builder's permissions
  • Who owns the land and whether the title is clear
  • Number of parking spaces assigned to your home
  • What the price includes: fittings, kitchen, parking, maintenance deposit
  • Whether the project falls under RERA and, if so, its registration number

Builder floor or apartment, the right choice is the one you can verify on paper and live in comfortably every day.
